Productivity (Output Rate)
Inside a UPA, every line is made up of an input, its productivity coefficient and its unit cost. The coefficient expresses consumption per unit of the work item: how many kilograms of cement per cubic meter of concrete, how many crew-days of a mason per square meter of wall, or how many mixer-hours per cubic meter poured. Multiplying the coefficient by the cost of the input and summing every line gives the direct cost of the work item.
For materials, productivity normally includes the jobsite waste (scrap), so the coefficient is higher than the theoretical consumption. For labor and equipment it is expressed as the inverse of crew output: if a crew produces 8 m² per workday, the coefficient is 1/8 = 0.125 crew-days per m². That is why higher productivity means a lower coefficient — and a lower cost — per unit.
Productivity is the most sensitive figure in an estimate: small variations change the unit price and, multiplied by the volume of the project, move the total cost. It comes from reference tables, from estimating manuals (for example, industry-standard cost databases) or — most reliably — from the historical output measured on site. Brick wall, priced per m². A crew of one mason plus one helper lays 8 m² per workday, so the labor productivity coefficient is 1 ÷ 8 = 0.125 crew-days/m². If the crew day rate is $1,600, the labor cost per m² is 0.125 × $1,600 = $200. For materials, if 42 bricks are used per m² (already including 5% waste) at $4.50 each, the brick cost is 42 × $4.50 = $189/m².

What is the difference between productivity and consumption?
