Buyer portal: collect proof of payment and documents by link
The buyer portal is a link you share with the client of a home or lot so that, with no account and in their own language, they can see their balance and upload their own proof of payment and documents. What they send does not touch your collections directly: it lands in a “pending review” tray on the unit's record, and you approve it or reject it. That is how you stop chasing receipts on WhatsApp and let each sale's file build itself, with control always on your side.
- From the unit's record you generate a link to share with the buyer (Copy, WhatsApp or Open).
- The buyer opens the link with no account, sees their balance and their payment history, and uploads receipts and documents.
- They see their payment plan as a timeline: each date with its amount and status (paid / pending / overdue) and the next due date.
- What the buyer uploads lands in a “pending review” tray; it does not touch your collections ledger until you approve it.
- Approving a receipt turns it into a real payment on the unit; approving a document files it in their record.
- You get a notification every time the buyer uploads something.

Share the link with the buyer
On the unit's record tap “Share with the client”. A unique (revocable) link is generated that you can copy, send by WhatsApp or open. It is the key to that buyer's portal.
- 2
The buyer sees their balance and their timeline
Opening the link, with no sign-up, the buyer sees their unit, their balance (agreed price, paid and outstanding) and their payment plan as a timeline: each date with its amount and status (paid, pending or overdue) and the next due date highlighted. From there they upload their proof of payment (with amount, date, method) or a document (contract, ID).
- 3
It reaches you under “Pending review”
Every submission from the buyer shows up in the “Pending review” section of the unit's record, with the file there for you to check. You also get a notification inside the platform.

Approve or reject
Review the receipt or the document and decide: approving a payment records it as a real payment on the unit (and on the client); approving a document files it in the unit's record. If something does not add up, you reject it and it is discarded.
Frequently asked questions
Does the buyer need a Matterial account?
No. The portal is a public link backed by a token: the buyer just opens it, with no sign-up and nothing to install, and sees only their own unit. It shows in your company's language, with a language switcher.
Does what the buyer uploads post straight to my collections?
No, and that is deliberate. Everything they upload lands in a “pending review” tray; nothing touches your collections ledger or your files until you approve it. The buyer contributes, but the control is yours.
What happens when I approve a proof of payment?
It becomes a real payment on that unit, with its receipt, tied to the buying client. The unit's balance (paid and outstanding) updates, and the payment also shows up on the client's profile under Clients.
Can I cut off access to a link I already shared?
Yes. The link is a token on the unit; you can generate a new one whenever you want, which stops the old one from working. It only grants access to that unit, never to the rest of the development or to your account.
What can the buyer upload?
Proof of payment (a photo or PDF of the transfer, with amount, date and method) and documents for their file (contract, ID, whatever else). Every submission is marked under review until you approve or reject it.
Does the buyer see future payment dates?
Yes. On top of what has already been paid, the portal shows the future payments you scheduled in the payment plan, as a timeline: each date with its description, amount and status (pending or overdue), and the next due date highlighted. That way the buyer knows what is coming without you having to remind them.
